- An application for the document.
- Documents identifying the applicant.
- Title documents for the land plot.
- Title documents for the construction object.
- Urban planning conditions.
- Construction project.
- Declaration.
Geology and geodesy are crucial for determining the characteristics of the site and soil, which affect the design and construction of the house.
Geological studies help determine the type of soil, its properties, and water regime, which is important for choosing the type of foundation.
Geodesy helps determine the exact dimensions and boundaries of the plot, terrain, location of utilities, and other objects.
- Location: Determine your requirements for location, terrain, and the purpose of buying the land.
- Intended Use of the Plot: This determines what the plot can be used for.
- Distance to the City: If you plan to commute to the city for work or study, choose a location with well-developed public transport.
- Cadastral Number: Ensure the land plot has a cadastral number, as per Article 79-1 of the Land Code of Ukraine, a land plot can only be an object of civil rights from the moment of its formation.
- Title Documents: These can include a state act on the right of ownership of the land plot, a certificate of ownership, a certificate of inheritance, a court decision that has come into force regarding the acquisition/change of ownership of the land plot, an extract from the State Register of Property Rights, a sale and purchase agreement, a donation agreement, and other civil law agreements regarding the transfer of the land plot.
- Cadastral Number: If the land plot does not have a cadastral number, the seller must ensure it is assigned.
- Verification of Land Plot Registration in the State Land Cadastre.
- Selection of Notary: The choice of notary is agreed upon by the parties to the contract.
- Agreement on the Purchase Price: As well as the distribution of costs for notary services and taxes when concluding the contract.
- Land Plot Appraisal.
