The construction of a residential house begins with selecting a contractor, estimating the construction cost, planning the site, laying the foundation, erecting the walls and roofing, connecting engineering networks, and concludes with commissioning the building.

To begin construction, the following documents are required:

  • A certified copy of the document confirming your ownership of the land plot.
  • Notarized consent from all existing owners of the plot for construction.
  • A topographic survey of the plot at a scale of 1:500.
  • A development sketch.

To obtain a building permit, the following documents are needed:

  • An application for the document.
  • Documents identifying the applicant.
  • Title documents for the land plot.
  • Title documents for the construction object.
  • Urban planning conditions.
  • Construction project.
  • Declaration.

Conceptual development plans are small projects similar to pre-project proposals or sketch projects, describing preliminary planning, structural, and architectural solutions for the construction or reconstruction object.

The process of working with us depends on the context. If you mean working with a construction company, the process usually includes consultations, planning, designing, construction, and other stages depending on the specific project.

The action plan for house renovation may include conducting a topographic survey, preparing a sketch of the future construction works, obtaining a construction passport, and registering the start of construction works.

To obtain a construction permit, it is necessary to submit a sketch project (plans and sections) to the architecture department, linking the project to the plot.

  1. Location: Determine your requirements for location, terrain, and the purpose of buying the land.
  2. Intended Use of the Plot: This determines what the plot can be used for.
  3. Distance to the City: If you plan to commute to the city for work or study, choose a location with well-developed public transport.
  4. Cadastral Number: Ensure the land plot has a cadastral number, as per Article 79-1 of the Land Code of Ukraine, a land plot can only be an object of civil rights from the moment of its formation.
